New Roof

Based on the problems I see as a home inspector if you're considering getting a new roof make sure....the roofers know you want drip edge installed and that you want the shingles to hang over the facial about an inch and a quarter. Some older style houses have the sheathing cut short so occasionally the drip edge isn't long enough to cover the gap. In this case have it custom bent. I also recommend using water and ice shield at least 18 inches up the rake and down the eves. Replace all boot flashing and install a ridge vent. It's also helpful to be nice to the workmen who are doing their best to look after your investment. Make sure that you let them know that if they find any rotted wood or other unforeseen problems that you will pay them extra to fix it if they let you know. Many subcontractors are tempted to cover up problems if they perceive that they are not going to be compensated for their extra effort. Also be aware that shingles will generally last as long as their warranty ie ( twenty year shingles last about twenty years).  So it might be worth it to spend the extra dough on say.... thirty year shingles.
